Looking for Advice from Tax Deed / Distressed Property Investors

I’m currently building DeedFlex, a platform focused on helping investors find and analyze tax delinquent properties, tax deeds, OTC deals, auctions, and distressed property opportunities.

I’m not here to pitch anything. I’m trying to get advice from people who are actually in the real estate investing space so I don’t build this in a bubble.

For those of you who look at distressed properties, tax delinquent leads, tax deeds, or auction deals — what information do you wish you could see right away before deciding if a deal is worth pursuing?

For example: property value, opening bid, liens, owner info, zoning, occupancy, rehab estimate, flood zone, title issues, auction history, comps, etc.

Would love honest feedback from people who actually look at these types of deals.
