My primary residence purchase

Investment Info:

Single-family residence other investment.

Purchase price: $395,000
Cash invested: $95,000

I got this hidden gem on MLS, its in a very good neighborhood and in a cul de sac, the next door sold 50k over mine for the exact same house right before I undercontract, I know I have equity from day 1.

What made you interested in investing in this type of deal?

Kids needs to go to school, so we moved again.

How did you find this deal and how did you negotiate it?

Found it on MLS, its just sitting there no one makes offer.
the reason no one wants this is because the interior is a little old.

How did you finance this deal?

Conventional loan

How did you add value to the deal?

Havent done anything major. I plan to do new floors and paints and some cosmetic updates when I need to

What was the outcome?

I am saving over 600 a month compare to renting, and I have equity, and I can rent out this house if I have to, or just sell and make a profit. So many options because I got a good deal.

Lessons learned? Challenges?

Be patient and dont be emotionally attached to a house, Even if this is your primary residence.
