My name is Luran, I’m a 26‑year‑old real estate investor based in the Texas area. I’m currently focused on wholesaling as a way to raise capital for my first property, since I don’t yet have the funds to acquire deals directly.
My goal is simple: I want to provide real value to fellow investors by bringing them solid deals with accurate numbers. I’m working hard to build a reputation for transparency and reliability, and I’d love to connect with others in the area who are active in rehabs, flips, or buy‑and‑hold strategies.
I’m especially interested in learning the best ways to nail down rehab and repair costs so I can make sure the deals I bring to the table are truly profitable for everyone involved. @Luran James welcome to BP I'm sure you will find a ton of value here on the forums. While there is great info here on the forums if you want to understand cost estimating or rehab estimating, then the best way is to find a way to work with or for a company either doing a ton of flips and rehabs and therefore have the crews and data to track that kind of thing. Otherwise you can likely pay a contractor for a detailed line itemized quote of a project and to have them walk you through there pricing so you understand.
