Purchase price: $445,000
Cash invested: $50,000

Buy-and-hold SFR in Indianapolis. Purchased at $445K, forced appreciation through strategic updates, and refinanced at $600K — pulling out significant equity while keeping the asset. What made you interested in investing in this type of deal?

The spread between purchase price and ARV in Indianapolis is still one of the best in the Midwest. Strong rent demand, appreciation trajectory, and favorable lending environment made this a clear BRRRR play.
