What made you interested in investing in this type of deal?

What drew me to this deal was the incredible cash-flow potential and the flexibility it offers in one of New Orleans's most coveted neighborhoods. While I'm not investing financially, I chose to invest my time and energy because opportunities like this are becoming harder to find. If I were in a position to add another property to my portfolio, this would is one I would strongly consider. A savvy investor will immediately recognize the value and potential of this asset.

How did you find this deal and how did you negotiate it?

I found this deal through an expired listing shared by a Realtor friend. After meeting with the seller in person, we had an honest conversation about his goals, motivations, and what he needed to move forward with other projects while saying goodbye to one of his favorite properties—one he personally renovated himself. We negotiated around creating a win-win solution that honored both his attachment to the property and his desire to free up capital for future investments.

I have not financed this deal.

How did you add value to the deal?

By understanding both the seller's goals and the property's highest and best use. Rather than simply marketing a house, I positioned it as a flexible investment opportunity with multiple exit strategies and connected it with investors who could recognize its full potential.
