How do you screen a batch of deals fast without missing red flags?

Posted

When you're looking at a bunch of listings, how do you filter the obvious no's quickly foundation issues, flood zone, tax/permit history, ARV that comps don't support? Doing it manually for every deal burns mental energy. Curious if people have a system, or if an auto-flagging tool would actually save time at volume.

I run a cheap kill-list before I open a spreadsheet, fastest checks first. Rent-to-price is the 10-second one: gross monthly rent over asking, and if it's under 1% on a long-term hold I just stop reading. After that I actually read the listing remarks, since agents telegraph the foundation, flood zone, and "as-is" stuff there that never shows up in the numbers. A tight manual checklist gets me through most of the volume, and I haven't found a tool that beats it on the first pass.
