Deal analysis Help
Hey everyone, quick intro since I’m posting more actively here.
I’m Zach, a licensed real estate agent based in Houston. I’ve been investing in Houston real estate for a few years. Currently own a rental and focused on building a Section 8/HCV portfolio long term.
What I’m building right now:
I’m running investment analysis on Houston MLS properties for investors — 3-strategy reports covering traditional rental, Section 8/HCV (using real HUD 2026 Small Area FMR data), and seller finance scenarios. True cap rates using conservative NOI assumptions, not gross rent.
My target markets right now: Spring, Cypress, Conroe, New Caney, Magnolia, Katy, and surrounding submarkets.
What I’m looking for:
• Investors building portfolios in the Houston metro
• Anyone with a specific buy box I can search against
• Wholesalers or off-market deal flow I can analyze and match to buyers
