Investment Info:

Single-family residence fix & flip investment.

Purchase price: $360,000
Cash invested: $425,000
Sale price: $472,000

This was the largest home we've worked on to date. It was somewhat simple scope of work (kitchen, bathrooms, flooring, etc...), but just the fact that it was double the sq footage we normally work on caught us a bit by surprise. The timeline took a bit of a hit, but it all worked out in the end.

How did you find this deal and how did you negotiate it?

Purchase on the market- sat for quite a while before I viewed it and opened communication with the seller's agent.

How did you finance this deal?

We actually used conventional financing to purchase the property, and self-funded the remodel.
