Single-family residence fix & flip investment.

Purchase price: $630,000
Cash invested: $500,000

Work in progress fix and flip in West Roxbury MA which should be on the market in April / March 2027. Single family house, fully renovated interior and exterior

What made you interested in investing in this type of deal?

Our team determined it was the best way to force appreciation and equity for this property.

How did you find this deal and how did you negotiate it?

Off market deal.

How did you finance this deal?

Hard money loan

How did you add value to the deal?

Complete gut interior and exterior with full renovation. We plan to demolish the roof structure and add a third floor, converting the existing 4 bedroom 1 bath, 1560 sf single family, into a 5 bedroom, 3.5 bath, with 2300 sf. Also hoping to get approvals through the City to add (2) offstreet parking spaces.

What was the outcome?

Work in progress.

Lessons learned? Challenges?

Soft costs were significantly higher than expected due to City process.

Lien Voung - Real Estate Agent; Brian Ellis - Real Estate Agent; Conquest Funds - hard money. Not to mention our entire design and legal team who have all been outstanding.
