Good candidate for cosmetic-to-moderate rehab given the age and small East Akron lot footprint.

How did you find this deal and how did you negotiate it?

found the deal by researching undervalued properties and comparing it to similar homes in the area. I negotiated based on the property’s condition, repair costs, and market value to get the best possible purchase price.

How did you finance this deal?

How did you add value to the deal?

Plan to add value through a partial cosmetic rehab — addressing deferred maintenance, updating finishes, and bringing the property up to a competitive standard for the East Akron market, increasing both resale and rental appeal.

What was the outcome?

Great investment opportunity with strong cash-flow potential, built-in value, and room for future appreciation. A solid addition to any investor’s portfolio.

This deal taught me the importance of thorough due diligence, trusting the numbers, and staying focused on the long-term potential. While there were challenges along the way, the outcome made it all worthwhile. It was a great investment opportunity, and I would absolutely do it again.
