Hello All,

I found a 3b/1bath 1,221 sqft with a basement boarded up house that has a fence around .44 acres of land. No garage or pavement nor trees or shrubs. I've searching for the owner for a month. I finally received a call from her and we spoke yesterday. She has had the property for 3 yrs and hasn't done anything with it. Records show that she paid 60k for it, "As is" in 2011. She wants to sell it to me for 89k. My response was, "When can we do a walk through? The contractor that I want to use is tied up. I'm thinking I should offer 59k because I'll need 30k or more to make it livable. I'll also want to add landscaping and rent it out with nice curb appeal. I found this house by driving for dollars! Also, She's a real estate agent. Also, should I go with a contract in hand or should I wait until we come to a mutual agreement then after a day or two have her sign a contract.

Also, I've never written a contract before.

What are your thoughts?
