Here's the deal

2 brick duplexes on the same deed in a lower but still working class suburb although it's trending "single family ghetto"

price: $51,000

piti: $575/month

rents: $1350/month-- rents are about right at $450,$450,$450 and (historically) $275 for the little one bedroom where i'll be living for a year

they ain't fancy and could use some interior beautification but they're solid, don't need any furnaces or water heaters and the rooves are real good. they have decent tenants and decent history though the landlord was VERY detached the last several years.

tenants pay everything and i plan to hold on to it.

I've looked for a while and i like it. I'm a noob tho and don't know my *** from a hole in the ground. i figure that if the bottom drops out i can lower the rents and still flow a little and if it doesn't, then I'm golden.

thanks for any thoughts or advice.
