Pricing rentals/ multi-units for wholesale

Is there a formula for pricing rental properties? If the property already has tenant vs being vacant does that effect how much you can ask for? The reason I ask is that I've noticed that rental properties have asking prices higher than the market values for their areas. At least that's what I've seen on trulia and zillow
