First Section 8 - Numbers look good.

I found a Section 8 , 4/1 SFH offered at $78k with yearly gross at $1228, 15% CAP. Structurally everything is sound and in working order, currently rented. It's in a decent area that has seen some appreciation over the last 3 years. Taxes are appropriate. Neighborhood.assuming input half of revenue back into it, I would net 7.5% @ THEE OFFER PRICE. ( I can do better than the offer, and it would be my first rental)
