Rural properties: Good or bad

Recently I have been looking at rural properties. I am talking 3/2 SFHs on 1-3 acres out in rural areas 5 or less miles from a city. While I would personally find this appealing as a personal residence I am not sure how they would perform as a rental. The downsides I anticipate are lower demand, lower rents, less liquidity/harder to sell, difficulty getting contractors and handymen out there. Anyone have any experience with these kind of properties?

@Joseph Weisenbloom

I have several rentals in rural areas on 1-2 acres about 15-20 miles from a large city.  I find tenants do not bother you as much with little items and will go the extra mile in handling issues themselves. They choose to live in that area for a reason and prefer to be left alone.  I have never had issues finding tenants but would consider doing a market rental analysis in the area you choose before proceeding.
