  1. Hey guys, I'd appreciate any feedback/thoughts on this house, thx!
  2. Purchase Price:  345,000              (342,500 +2500 repairs)
  3. Downpayment:   20%
  4. Rent: 2300 monthly                       (Conservative Market w/o utils)
  5. Financing: 30yr @ approx 3%
  6. Property Tax: 2280
  7. Insurance: 1010
  8. Yearly Maintentance: 1000
  9. Closing Costs: 3300
  10. Mortgage Payment: 1146

  1. Return w/ outsourced PM and 7% vacancy:
  2. Cash ROI: ~8% annually
  3. Mortgage paydown+ cash ROI:  ~15.8%
  4. House is in good shape, in mature neighbourhood, house build in the 50's.
