Fix & Flips for the longrun

I've seen a lot of people make mention that they really only use fix & flips to get to their long term goal of building a rental property portfolio to create passive income. Are there any investors out there who have stuck with fix & flips for the long term? I feel passionate about rehabs because I enjoy seeing the transformation and am wondering what others' experiences have been with sticking to one type of REI.
