Deal Evaluation Software for Mac?

Question

Can anyone recommend a good software program for Mac that will analyze cash flow, DCSR, ROI, Cash-on-Cash return, pre-tax/post-tax, etc. over user-definable hold periods. REI Wise was recommended to me, but it's Windows only. I know I could buy emulation software (like Parallels), but would prefer not to. Any help with this would be appreciated!

The system does not track fees or payments to scouts. All they do is take pictures, load them in to the system along with the financials they have gathered from the seller.

Why dress it up as a courier fee?

You can pay a researcher hourly or pay them a salary.

No judge cares what you call something. They look at what is going on and not the term attached.

Are you paying for the research only if you successfully complete a deal (purchase, etc)? If the fee contingent on the outcome rather than paying for services already delivered even if you never do a deal?

Having a system that lets people input the info is great. It also lets a criminal investigator identify a pattern and who engaged in the activities plus the sums involved.

I send people out to basically investigate a property and shuttle paperwork. They take pictures, collect the information from the seller that I told the seller to have ready when they called and I set the appt.

So I pay a "courier" fee to the individuals.

Time is the great equalizer. I can't be all over at the sametime!

This application allows them to load the information into a central repository. I can evaluate it, link it to end buyers, or to mortgage brokers, contractors, etc. to line it all up. Then i go and negotiate the price and contract.

Yes, the online web-based version would solve the problem, but I don't do enough of this stuff to warrant $25/month or whatever it is and I'm not working with colleagues or teammates, needing to share data. I'll check out MyPropFolio for fun, though. What's your plan re: monthly cost?
BTW, you mentioned your use of birddogs. How does that work?

There are no Mac applications that I know of at this time. I have been a Mac user for a while. I once worked for Steve Jobs at NeXT so I am also a bit technical.

Two possible solutions. One is the one you mentioned where you will be running Windows on the Mac hardware. There are a few ways to do so. All require you to own a copy of Windows but you do not need more.

Or you use something that is platform independent. Ryan has suggested a web based solution. That can work really well. Good if you happen to be traveling around and you are not near your computer.

There are a few people who have solutions that are Excel based. Spreadsheets that run through the numbers. Some very good alternatives.

The spreadsheet alternatives do not produce great reports with photos and other things. Most people do not care but some want to produce a package for a lender or other investors.

The Apple.com site tends to list the major packages that are out there. Every now and then people release a package for the Mac and some aspect of RE. Mostly related to management or other things. You can contact the vendors to see if they are planning any future products and if they want a beta tester. That is some times a great way to help get certain features into a package.

I am an avid and dedicated PC user. Guess I just love sending my hard earned money over to Bill and his crew in Redmond! ha.

Have you looked at a web-based solution? That way it is platform independent. I have been for years looking for software system that allowed everyone on my team to access it and add their information without seeing what they shouldn't.

I was using a softward called Profit Tiger which was great, but was mainly PC based. Meaning it only was good on 1 computer and couldn't be networked let alone accessed via the web.

I finally just worked with some people and developed one. Now it is 100% web based. I was at a Panera the other day and was able to see the new deal numbers that one of my birddogs loaded into the site. It allowed me to do my analysis and make a decision. I then had my Bacon Turkey Sandwich and then go shopping.
