9-plex for $650000

I'm looking at a 9-plex for $650,000.  Current income (with very below market rents) is $52,188 after expenses it is $38,855.  I would put down 20% and get a commercial loan at 4.5% amortized to 25 years with a ten year loan maturity.  I could easily raise the net income to 61,000 Good deal?
