Probate Financing Help in Milwaukee!

Hello.  Bigger Pockets Nation

I am in the beginning stages of acquiring a small commercial office building in probate (that is currently occupied by a family medical practice tenant).  the building was recently appraised at 225k. rent is approximately 3k.  I can purchase for 140k. the plan is to acquire and use a land contract to sell to the tenant who is interested in buying.

I am looking for the best possible financing sources , suggestions , ideas..
