Which is more reliable a certified appraisal or sales comps, and Why? I have a property for sale and a certified appraisal was provided but buyers still want to use the comps.

 please advice

A certified appraisal is great to show the value at a certain point in time. Sales comps will take into consideration market trends/fluctuations. In some markets the appraisal could be outdated in a matter of months.
