Should I let this Realtor list my property or do it myself

I originally purchased this house so my brother would have a place to live until his kids left for college.  He was suppose to pay rent but that hardly ever happened.  Anyway, he got into trouble and now he is out the house but he left it in bad shape.  I am behind on the real estate taxes and as of now it is considered condemned.  The county condemned it because he change the gas to electric and never pull permits to do so.  So I am in a bad position all around.  Now I am ready to get rid of this house so I can invest in something better.  I had a realtor call me and offer to list my house and he would charge a flat fee of $3000.   He wants to list is at $29,900, which is about right.  But talking to my dad who has been doing real estate investing for a while now if this was good, he said the rate currently for real estate commission is around 6%.  Should I go with this realtor or sell it myself.  What are your thoughts?
