Bought Student Rental #2 near Toronto, Canada

Very excited to have added another student rental to double my portfolio to 2 properties this year. This post isn’t to brag, as there are people 100x more successful than me, however it is for anyone who isn’t sure if they can od it. Read, study, learn, attend workshops and then DO IT!

I now own a second home at Brock University in Thorold, Ontario. 2 Kitchens, 2 entrances, 2 laundry and 7 bedrooms (3 up 4 down). Cost was $209K for the home, about $8K to furnish common area, do a minor stove retweaking and paint a few rooms. I offer fully inclusive rents @ $425/room

My New Years resolution was to GET DIRTY AND DO IT and stop the 3-4 prior years of talking and start taking action!

It has happened, and I will never stop now.

The goal was a property every 6 months, and start doing JV by the 2nd year. With purchase one closed Feb 2nd, this purchase closes August 4th, so I am only 2 days behind on my goal so I'll forgive myself on that one.

Looking at Student Rental #3 in December, and then for 2016 learning about the BRRRR method and executing upon a deal, so if anyone has information, currently does it, or can give any advice, I would LOVE to hear from you!!

@Justin H.- I don't visualize it as bragging. You are fired up and want to pull others up hill with you.

That's amazing and the fact of the matter is that you have a solid plan to acquire, repair, rent and then look to repeat the process.
