20% down payment

My bank is willing to provide me a mortgage for 80% of the value of a property, but I don't have the 20%. My friends or family aren't in the position to lend me. Where have others turned to for leverage in getting their first deal done?

If you don't have access to any cash, I would recommend trying to find a partner for your first deals, until you can save the cash to do deals on your own.  Many investors these days are looking for great deals (they're hard to find), so if you can bring the deal, there are investors out there willing to bring the cash and the experience.

Find the great deals, and it should be easy to find partners...
