I've never been a huge fan of turnkey as there is rarely any equity left for the back end investor. Of course, if you are looking for a more passive investment, they can make sense. Just be careful. I've seen investors do well on them and I've seen them lose their shirt. The big key is to vet the operator and make sure they are above board and make sure the properties you are buying aren't in a war zone.
