How can I make this duplex attractive.

Question

I have a duplex in a B neighbor in Austin, Texas

Each side is renting to 2 long standing residents for way under market value.

the market dictates that a unit that size in its current condition rents for 1600.00-1700.00

There have been 2 duplexes that have sold in that area for 650k-700k rehabbed.

We have it listed 560K here are some pictures

what price would make this property a better deal so I can get it sold.

For starters, if you want to attract higher offers from investors you are going to need to market it to investors and not tenants.

Grab a professional landscaper and a professional photographer! Ask the tenants to clean the units and shut the toilet seat lid for the pictures.

Have a description written about the property with investors in mind. Mention that the property can be re-positioned for higher rents, and so on.

Pictures  and description go a long way when attracting buyers!

With that being said, if you properly market the property you will be able to attract more potential buyers, and possibly get the price you are currently asking.

How much rehab is needed, if any? At that high of a price point, I'd imagine some higher end finishes and touches throughout would be necessary. If so, there doesn't seem to be much skin left for an investor. Without knowing any market conditions, I'd guess low to mid 400s.
