Help with deal structure please!
I have a motivated seller in north Las Vegas with a 4 bdrm 2 bath. Decent area for north Vegas . Estimated value of $120,000 as is. Wants 100 k cash but I think he would go lower. Very motivated. Has a mortgage of $55,000 remaining. Purchased in 2009. I'd like to assume the loan and offer some cash. Any advice on structuring this deal ? I
