Ownership partnership split

Hello, 

I am currently in the process of buying a 4 plex and I have an investor that wants to give me a sum of money for part ownership of the property and I don't know how to structure the deal. My name will solely be on the mortgage, I will be covering the down payment and closing costs, it will be my primary residence, and I will take on the daily managing tasks. The investor at this time will have limited involvement, the only thing I can foresee is helping in the decision process on what to fix/improve/remodel.
