Do investors / flippers buy homes with mortgage left on it??? There still some things that's confuses me about wholesaling.. I want to know exactly what a cash buyer would buy.. I know formulas but how bad do they want the place initially?.. What if it's not vacant yet?? I need to have a convo with some investors. They ones I have in my phone are always busy to talk and alway out of town. They're Jewish and I don't know much about the culture. But lately my phone have definitely been ringing with people trying to sell their home. Help!

 If I didn't know Jersey has pockets of very close-knit traditional Orthodox Jewish communities that have very specific cultural practices, it'd be easier to agree with  Lloyd.   That said, I think the OP was simply stating that being able to strike a good deal with people who follow very distinct cultural traditions in all aspects of their lives -- including business -- requires knowing enough about that culture.
