Newbie Here, PLEASE help with these numbers...

Hi All,

I'm not a pro like a lot are on here but I am learning slowly.  I had an owner carry deal offered on a 1/1.5 4plex.  Here are the particulars that have been provided:

Purchase Price: 675K

Rents: 4,550 (1175/1175/1175/1025)

HOA: 840 x 12 = 10,600

Interior Maintenance: 2,000 Annually

Estimated Tax: 7,750

HOA pays water/trash and all exterior. I pay inside repairs. They do work and bill me. No other bills than what I am told above. What is the right price to offer?
