St. Augustine Rehab Deals

Hey fellow investors,

I currently have a deal that came across my desk today. It's a Fixer upper in St. Augustine, Its not quite what I'm looking for but I think there may be a chance to wholesale it to another investor. All I'm missing is the preferred ROI for the St. Augustine area ? Has anybody flipped properties in this area, If so, What is a low ROI & a High ROI.
