Cash on Cash Returns for Houston

Hey fellow BP members, I currently have a lead on a multi family complex out in fifth Ward that is willing to do an owner financing deal. I'm very new to the area so I don't know the preferred cash on cash return when it comes to rental properties in this area. If you're investing in this market can you please tell us what kind of C-o-C returns you are looking for ? Thanks

What you could do is contact a local hard money lender here in Houston tell them you want to use their money for this transaction, you will find out real quick if you have a deal. I live in Houston but do not invest in these types of properties, so I am not much help.
