Investment property opportunity

I have a deal in West valley/ salt lake Ut area that I would be able to carry the loan and manage but I am in need of the down payment. I have all the numbers and can communicate them with whoever is interested. I would be willing to make a deal offering 10 - 15% ROI with a cash out after a year.
