Older SFR 2/1 in Sherman Texas?

Hello all looking at a possible rental in Sherman Texas, not very familiar with that market - but looks like it has potential - I know it's all about the numbers but has anyone had good success in Sherman?? it's an older 2 bedroom south of downtown.
