Converting SFMs to MultiFM

Hi, 

I live in Durham, NC, an area with large SFM homes (3,000 ft+) that could be converted into a duplex or triplex. I've found one great split level property with a separate entryway, that could have a kitchen in the basement with a 2BR downstairs unit, and the upstairs could be split into two units! 

 However, I'm not familiar with the cost and legal issues (sewer regulations, etc.) I may encounter in this process.  What are the challenges and pitfalls of converting a SFM home to a rental triplex? How can I best estimate my costs, and find the rights contractor?

 If anyone could point me in the direction of some resources or experiences with this, would greatly appreciate it!
