Investing in New Hampshire....

Hello, I am a wholesaler from Phoenix, Arizona. I recently had a property come across my desk in Franconia, New Hampshire. Very upscale area - number look good but it is a very small town less than 2,000 people, great schools and high end homes. Wondering who invests in NH and if this is a decent area. Any help is appreciated thank you!

I live in NH, although no where near Franconia.  Pretty area, more moose than humans, probably.   There are lots in NH investors, but the majority don't invest in the North Country, simply because of the lack of buyers.  While that area can be high end, you have the following issues:

  • 20 SFRs sold in the entire last 12 months, excluding of course properties which were not on MLS
  • 26 are currently on the market, with 6 of those UAG, so you have a year's worth of inventory
  • Average DOM of the sold properties is 143, and of the Active listings is 173.  A couple have been on the market over 2 years
  • If you are flipping, carry costs will kill you and your money could be tied up for months
