Practice Deal Analysis 1

Hi guys! I am going to start doing a daily deal analysis (will post one on here every once in a while), and would like feedback on my calculations and whether or not I am doing something wrong. Correcting my mistakes is the only way I can improve. None of these examples I'm posting I am actually using, I just randomly found on sites. 

I am going to post a link with the calculator info I created for a property, can you please tell me what I did right, what I did wrong, and how to correct any mistakes? Or any suggestions. I'm looking for specifics and nothing general. I really want to get this down.

@Mohammad Haidarasl $48 monthly expenses is somewhat on the low side, if you know what I mean...
