I Project Manage for 2 cash investors in the SoCal area. It's been awhile since I've posted anything so i  thought I would post up this project, which was one of the more fun ones I've done in awhile.

Collectively in 2015 and 2016, between the 2 investors, a total of 160+ homes have been flipped and I personally have managed about 70 of those projects.

This particular one took a bit longer then normal. The texture on the ceiling and some of the walls were a hard plaster, which was a pain to scrape and float, all without any heat (the hvac was being replaced.) Still not an excuse in my book.

We converted a front living room that had a fireplace into a master suite. Opened some walls, and gave the home a full remodel. Photos will speak for themselves.

Needless to say, the home was listed and will be closing soon with a cash retail buyer over asking. My wife does the staging for this investor, which I think she did a great job with a very minimal budget.

Out of respect of the investor, I cannot disclose the numbers other than the budget for rehab, which was approximately $65k.  Staging about $2500 for the furniture and labor.

BTW This investor found me on Bigger Pockets and we have been hitting hard ever since. =)

@Ali Al-Mashat  I participate in the intial walk pre-purchase all the way to the photos of the end product for the listings, even to the R4R and maintenance of the listings until sold.
