Best advice for first property

I am researching as much as I can on the ins and outs of buying a single family home to rent. There is so much information available that it has become overwhelming. Can the successful and not successful people out there give me your best piece of advice. Note: I plan to put in some rehab such as bathroom, kitchen,floors, trim, basically stuff that I'm familiar with having been a home owner for twenty years. Thanks

aloha @Shawn Pottschmidt,

 1) keep it safe 2) vet new tenants (well) 3) Get a "good" landlord check list and tenant contract 4) If your not managing, get a excellent PM. 5) Make sure you properly set the rental rate...There are soo  much info on BP. BP has a book on managing rental properties that has information that will help.
