Crawlspace foundation houses in Miami

I just put an offer in on a house that is a crawlspace foundation and is located in Miami. I am looking to buy it as a rental income property. Most of the other houses in the neighborhood are regular foundations on the ground. I liked the house and definitely liked the roi which is around 14%. My friend by chance spoke with another investor and told him about the house that I am buying and he said that he stays away from crawlspace foundations. I wanted to get some more info from the bp community to see what they think about houses that are not solid ground foundations and what issues I should be aware of. Thanks!

"Frame with stucco" is wood frame, with stucco applied to the wood sheathing.  It is Not CBS (concrete block stucco).  You can't have have cbs on piers, only if you had a solid block wall foundation along the perimeter, that the cbs sat on top of.  The way to check, stand with your back to the house, on the porch if you have to, raise your knee up, and kick the wall behind you with your heel, then you'll know.  Or, pull out a receptacle box from the wall and look behind the Sheetrock.  My neighbor bought a frame with stucco, on a concrete slab, thinking it was cbs.
