Out of town wholesale: Corpus Christi

I dont normally wholesale properties that are out of town so this is a little strange for me. One of my students has a property out of town. She is here in San Antonio also, but has contracted a pretty good deal on a duplex in Corpus Christi. 

I guess my question is since the property is locked up with a contract at the title company already, would you trust that people in the area are going to respect that contract and let the local investors see the property with the owner there?? If it was local to me I would go with the potential buyers so that nothing out of the ordinary would be said in front of the seller. Since it is out of town, what would you do??
