Running Comps without MLS

Can someone point me in a general direction as far as running comps without access to the mls? Zillow doesn't seem to be very accurate to me, Redfin doesn't have anything for my small city in east Texas. Any suggestions are greatly appreciated!

Courthouse records, many counties have this information on line, either deeds, or assessment data with deed information.  You can put in the name of a street and get the square footage and recent deed transfer data.  As you farm an area you will be the source, for example in my small town I've owned 13 houses, I've probably been on every street in town and besides the properties that I bought, I've been in other houses for sale or rent, as well as being in friends houses.

In another development, where I have bought houses there are 4 different models of houses and over 300 different houses.  With an address I can pretty much tell what the house is like and value.
