20 Years old- first house under contract.

Last week I put my first house under contract. I'm 20 years old and have been reading, listening, and studying REI for 3 years. I feel very fortunate to have befriended a gentleman who has become a very close friend and mentor who owns 300 single family rental houses. I have worked with him and seen his success. Tell me what you think of my first deal. 70k for a 3/2/1 single family built in 2005 in a neighborhood in Palmetto GA. 30 year fixed at 7% is around 470$ per month and it will rent for 975$ per month. Taxes around 600$ per year. I'm excited to start this new chapter in life and hope this is the first of many! Thank you for everyone who contributes to BP as it has changed my life. Thank you-
