Bad neighborhood duplex

Not a ghetto just not the preferred neighborhood in my area!! If there was a ghetto here I guess this would be it. Duplex: Unit A 2/2 bath rents for 1225 and unit B 2/2 rents for 1100. Those are current rents. Asking is 174k and previous comps range from 100-160k within last 2 years. Calling tomorrow to see all exact owner costs like insurance/water utility. Would plan on doing 20% down. Going to include vacancy, capex, repairs, and management in my operating income. My main question is what would you guys recommend my target cash flow/cash in cash be to invest in this type of area? I'll be able to reply tomorrow with more information!
