My offer was accepted. Need help with the analysis.

My offer was accepted, the seller wants $8k deposits after inspections. However, I had entered numbers wrong in my analysis and now I'm not sure is a good deal. This is not including closing fees (approx. $5K) and renovations (approx. $5K) Here are the numbers: Townhouse.
