Deal Analysis on Duplex

Hey Guys and Gals, Im in the middle of doing an analysis on a property I am looking to buy that is a duplex. I see on the provided deal analysis doc there is only 2 percent for vacancy rate and about 7 percent for expenses?? Both these seem low. I was looking to do 5% and 15% respectively. Thoughts? -Hayden
