Central Mesa, AZ neighborhood is safe?

Hi,

I need help to define a neighborhood in Mesa, AZ. I’ve found a few multifamily properties in a square:  E Brown Rd-N Gilbert Rd- E Brodway Rd- N Staplay Dr. That’s a central part of the city. Areavibes.com says that this is a good neighborhood, but trulia.com defines that area as a neighborhood with a high crime rate. I have a hard time trying to understand if it’s safe for living or no. I want to buy investment property in a decent neighborhood. Please let me know if it is.

Account Closed There is No place as safe as Buffalo WY, my friend. I generally keep East of N. Gilbert Rd and about a mile north or south of Main and I haven't been shot at once.

Your search square crosses over good and bad areas. Brown and gilbert is a fantastic area. Stapley and Broadway much less so. I would not really consider these sets of cross streets to be similar neighborhoods. Thats why youre getting varying results.

@Daniel Lehrman I am "old, old" school, so I really don't know how to define B C or D neighborhoods. I welcome your definitions. How do you define them?

However, I do understand profit and safety. I think Mesa is like most cities where you have pockets of good places to invest and bad places to invest and never think about investing "there" places.  There are places even in Scottsdale where I can't make money investing or is a little too dicey for my tastes. (South of Old Town, for instance.) I think driving the area is important and having "boots on the ground" is a big help. I may be willing to go into an area others might not. If I see it is an upward moving area and    I can be a trend leader, I'm going to take advantage of that. Oddly enough, in Manhattan north of 86th walking on my way to the Guggeheim Museum,  I was nearly mugged by two guys with knives years ago. There were hunks of metal that used to be cars sitting on sidewalks. I took my family through there years later to show them the "place" and it is all now very very expensive properties and I wouldn't be bothered walking around at night. Neighborhoods change.

Do you consider Mesa in general to be C or D neighborhoods?  Seeing the crimereports map on Mesa was pretty alarming!  I'm curious about the prospects of investing in that area...  Do you mind sharing your experiences?

I live off of Gilbert Road in Mesa.

I think anything N of Main Street on Gilbert is nicer.; however, the City is extending the Light Rail down Main Street to Gilbert Road, so that area is good for renters who need access to public transportation.

I think "Mesa in general" doesn't have much practical meaning. The city is huge. This is a gross over generalization.

For example: I'd say val vista and mcdowell is an A neighborhood - plenty of million dollar houses. Gilbert and Brown is B. Stapley and Broadway is C. Some spots off Country Club near main or broadway might be a D. (But also near this area there are some pockets of historical homes that fetch relatively high prices!)

These are just a few examples and I barely mapped out a tiny part of the city.

Asking a Real Estate agent if a area is safe or not? There's a buyer advisory for that which has many items that a buyer can research to determine if they would like to buy or not. I think some agents tend to forget this.....

What are the addresses? I'm a cop here and could give you my opinion on the neighborhoods. Like Jake said, there are lots of good an bad areas in central Mesa.
