Need Advice,,,,Found my first Potentail Rental!!!

Hello BP,

Like the subject says, I found a 2 Unit Rental for $ 35K, one is rented at $550 and the other is vacant but its ready to rent. 

Issues:

Roof will probably need to be replaced in the next 2 years, and 1 furnace has about 1 year of life left. Taxes are about $2K per year. Im not sure on the insurance rate but should be around $150 ish per month.

I found this property without looking for it, I just need to make sure its worth it.
