Whatever your desired direction you'll want to keep in mind the balance between tax advantage, cash flow, and what your muse is.  The 1031 exchange can be a powerful strategy to mitigate the tax issue.  The key is where you end up at the end of your 1031 in such a way that your cashflow or ability to continue pursuing your passion is maintained.  There's been several examples thrown out.  @Antoine Martel is showing you another possibility - a consolidation exchange where you sell several properties under a 1031 exchange and use the proceeds to purchase fewer larger real estate assets.  This twist also allows you the option to enter into more passive types of real estate assets if you choose.  

There really are so many options for you to pursue.  What is really key are your goals and where you want to end up. As Steven Covey said, "begin with the end in mind."  Then get your team together to chart the course that gets you there.
