Partnership structure deal or no deal

I have three partnerships that I am working on but I want them all to be fair and I'm not sure what is right. 

1. 3 people, equal part investors and experience level. All 3 are splitting proceeds and expenses from a shared account equally. 

2. 2 people, I am putting up all the cash and the proceeds will be divided 80/20. The person getting 20% is more experienced and will be locating the property as well as getting the property manager who will charge 8%.

3. 2 people on fix and flip foreclosure. I have found the property and got exclusivity with the seller (due to our relationship) the other person has agreed to fully fund the deal. I am proposing being paid a fee for managing the rehab and a percentage of the sale price, I am also going to provide the realtor who will get 6% for the sale. Not sure how to charge for managing the rehab and what percent of the sale I should get.
